Golf Simulator Room Requirements & Build-Out
Ceiling height, room depth and width, flooring, lighting, and the build-out details that make or break a commercial simulator bay.
Before you sign a lease, you need to know whether the space can actually hold a proper simulator bay. Get the dimensions wrong and you’ll have players clipping the ceiling on their backswing or standing too close to the screen for accurate tracking. The physical requirements are unforgiving, so it pays to understand them before you commit to a building.
Ceiling height is the dealbreaker
Ceiling height is the constraint that eliminates the most spaces. A player needs enough clearance to make a full, uninhibited swing with a driver — and taller players need more. As a general rule, a commercial bay wants meaningfully more height than a typical residential ceiling provides, which is why many venues end up in warehouse, retail, or industrial spaces rather than standard offices. If a prospective space has low ceilings, walk away; there’s no software fix for a driver hitting the roof.
Room depth and width
Depth matters because the player, the hitting area, the ball flight to the screen, and a safe buffer behind the screen all have to fit in a straight line. Too shallow and either the tracking suffers or the player stands uncomfortably close to the impact screen. Width matters because you need room for both right- and left-handed players to swing safely, plus space for a small group to sit and watch without being in the swing path. Each bay is essentially a generously sized room, and cramming them too tightly together creates safety and comfort problems.
Flooring and hitting surface
The floor takes a beating and shapes the player experience. You want a stable, level base with a quality hitting mat that mimics turf and absorbs impact, plus comfortable surrounding flooring for spectators. Cheap mats wear out fast and cause both inaccurate shots and wrist strain, so this is not the place to cut costs.
Lighting and environment
Launch monitors and camera-based tracking systems are sensitive to lighting. Too much ambient light, glare on the screen, or inconsistent lighting between bays can degrade tracking accuracy and washes out the projected image. Controlled, even lighting — and the ability to dim it — makes the experience look premium and keeps the technology accurate. Climate control matters too: these spaces run equipment and host active people, so heating, cooling, and ventilation need to keep both the gear and the guests comfortable.
Power, internet, and infrastructure
Each bay needs reliable power for the simulator, projector or screen, and computer, plus a strong, stable internet connection for the software, payments, and your booking system. Under-spec the electrical or the network and you’ll fight glitches that frustrate customers. Plan the infrastructure for the bay count you might grow into, not just the one you’re opening with.
Don’t forget the front-of-house
The bays get all the attention, but the space also needs room for the things that actually run the business: a check-in area, restrooms, and — increasingly — as little front-desk space as possible, because modern venues run on self-service booking and automated door access rather than a staffed counter. Designing for automation from day one lets you dedicate more square footage to revenue-generating bays instead of overhead.
